land acquisition – Real estate company
Accra, Oct. 24, Ghanadot/GNA – Dr. Kwame Gyamfi, Board
Chairman of Agri-Cattle Lakeside Estates, on Wednesday
decried the frustrating process that estate developers go
through in land acquisition and its occupancy, saying the
process, if not checked could affect government's golden age
of business.
Dr. Gyamfi pointed out that attacks of land guards,
activities of encroachers, abuse of the land title law were
some of the problems militating against the real estate
developers in the country.
He noted that currently some encroachers continued to
organise land guards to besiege various plots of land and
they failed to appreciate Land Title Registration Law.
At a press conference in Accra, Dr. Gyamfi registered his
displeasure over the way and manner some security agencies
were handling issues reported to them and accused them in
meddling some of these cases.
Dr Gyamfi recounted how his company had suffered a number of
attacks from residents of Kpone Kantamanso over 2,000 acres
of land that Agri-Cattle Lakeside Estate had legally
acquired in 1974 from Nungua Mantse, Nii Odai Ayiku IV.
He said his company had suffered various attacks by land
guards, which had led to destruction of property totalling
1.5 billion cedis (GH 150,000) saying the situation was not
only affecting their business but was embarrassing to
investors.
"The latest attack was on September 24, 2007. …. two houses
were completely burnt down, three houses were partially
burnt down and three concrete mixers were extensively
damaged," he said.
Agri-Cattle lakeside Estate Limited, a real estate developer
at Ashale-Botwe, near Madina in Accra, acquired about 4,000
acres of land for farming until government appropriated
about 800 acres for the Adenta Housing Scheme.
The Board Chairman said that inspired Agri-Cattle to obtain
a new lease that changed the land use from farming to real
estate.
According to the Board Chairman, Nii Afotey Odai IV, then
Acting Nungua Mantse in September 1995, signed the new
lease.
"The title was perfected under the land Title Registration
law 1986 and documented as Land Title Certificate number TD
0513."
Meanwhile the Adenta Police have denied that they stood
aloof while the recent events were happening.
Deputy Superintendent of Police (DSP) Yao Tettegah, who is
the District Police Commander of Adenta, recounted how the
police made attempts to calm residents down on September 24
when three people were shot at.
He said the police earlier received information that three
persons had been shot and they proceeded to the scene where
they conveyed the injured to the Police Hospital.
According to the District Commander during a police patrol
in the area, they saw that a wooden structure and a
four-bedroom house were burnt.
The Commander said the court had remanded three people who
were arrested at the scene.
In another development, the court has remanded three persons
and granted police enquiry bail to two others involved in
another arson case in respect of the company’s land.
